The site is of significant location at the threshold to the precinct of Central Hope Island and the adjoining Hope Harbour. Coupled with it's neighbouring site, lot 90, this development offers the opportunity to announce a landmark gateway. There is also opportunity to support the local community services such as the Village Square & Craft Market and the Hope Harbour precinct. Proximity is favorable to the Broadwater Avenue as a major arterial link between the Pacific Motorway to the west and Paradise Point and the Broadwater to the east. The design intent is to conform with the original Roberts Day planning provisions to create a combination of low, medium and high rise developments within a village atmosphere.

The multiunit residential development consists of approximately 350 apartments and is supported with recreational facilities in the form of a swimming pool, gymnasium and bbq facilities which are positioned
for favourable environmental conditions and convenient access. The open space of these facilities opens up the spatial volume of the road reserve subsiding into the residential surrounds.

The white box forms of the facades that float above the canal are emblematic of the minimalist luxury residential homes that line the canals of the Gold Coast. These forms are utilized to accentuate the diminishing perspective as viewed from the Sickle Avenue bridge and ultimately reduce the visually perceived scale. This complements and balances with the adjoining low density residential village. Some of the boxed forms are fragmented and anchored to the ground to signify presence, such as the contiguous vertical form at the Sickle Avenue bridge. Others wrap around corners in a continuity of language in varying orientations and forms.
The building facing Grant Avenue, as seen above, terminates the long vista along Grant Avenue. Historically terminating a vista signified a presense of legislature and importance of place. Generally adding visual appeal to such an important location.
